I hope this message finds you well. As your newly appointed Chairman of the Board of Directors, I want to address some recent discussions and clarify the rules outlined in our Covenants, Conditions, and Restrictions (CC&Rs), specifically Sections 3.07 and 3.16, regarding the submission of plans for guest houses and the requirements for replatting adjacent tracts.

Clarification on Guest House Plans (Section 3.07)

According to Section 3.05 of our CC&Rs, plans for a guest house must be submitted along with the plans for the main living area to be considered as guest quarters. This means that the Architectural Control Committee (ACC) requires a comprehensive review of both structures simultaneously to ensure compliance with our community standards and guidelines.

Replatting Requirements for Adjacent Tracts (Section 3.16)

Section 3.16 stipulates that replatting is necessary for two adjacent tracts if you wish to change the outcomes for rules applied to each tract. If you own two lots and intend to have one structure on each lot with shared resources like a driveway, you must replat the lots with the county to be treated as a single tract. This ensures that the build request complies with our community’s restrictions and allows for a unified approach to building and resource management.

Addressing Recent Concerns on Facebook

I understand there has been some confusion and frustration expressed on our community’s Facebook page regarding these rules. I would like to take this opportunity to clarify a few points and encourage direct communication with the Board or the Real Manage for any further questions or issues.

    1. Denial of Build Requests: If your build request was denied due to structures being on separate lots, this is in line with our CC&R guidelines. Please consider replatting or ensuring both structures meet the minimum requirements on a single lot.
    2. Communication with PMG: For those experiencing delays in responses from Dawn or any Real Manage representatives, please use the provided email address (CustomerService@propertymanagementgroup.org) for quicker assistance. Additionally, you can find a direct email link to the Board under the “Contact Us” tab on the POA website.
    3. Future Plans and Approvals: If you have already received a denial, please feel free to reply to the denial email with your revised plans that meet the outlined requirements. The ACC will review your updated submission to help you move forward with your building plans.
